Executive Summary:
The recommended resolution will authorize annexation of APN 052-452-012 to the Sonoma Valley County Sanitation District.
Discussion:
On February 13, 2025, Permit Sonoma accepted a complete application from Broderick General Engineering (Applicant) on behalf of Nicholas Adan (Owner), the parcel owner (Owner) for annexation of the subject APN 052-452-012 (Parcel) to the Sonoma Valley County Sanitation District (District).
The Parcel consists of a single-family dwelling (SFD) addressed as 19361 Linden Street and accessory structures, located in the unincorporated area west of the City of Sonoma.
The Parcel is within the Urban Service Area boundary and adjacent to but outside of the District boundary.
Permit Sonoma Planning staff has determined the annexation of the Parcel is consistent with Sonoma County General Plan 2020 Goals LU-2, LU-3, Objective LU-2.2, and Policies LU-3c of the Land Use Element and Policy PF-1f of the Public Facilities and Services Element (Attachment 2).
As part of the recommended Conditions of Approval, the Applicant is required to abandon the existing septic system and to destroy the septic tank prior to connection to the sewer system.
The Owner shall apply to the Local Agency Formation Commission (LAFCO) for review and approval of the annexation of Parcel to the District. LAFCO intends to add the Parcel pursuant to requirements of the Cortese-Knox-Hertzberg Local Government Reorganization Act of 2000.
Annexation of the Parcel will not become effective until it has been approved by LAFCO and a LAFCO Certificate of Completion has been recorded with the Sonoma County Recorder’s Office. Owner must pay sewer connection and service fees required for all uses on the Parcel based on the current method of calculations per District Ordinances in effect at the time of connection to sewer.
